What you should expect from the Design/Build phases of construction.


INITIAL DESIGN & BUDGET PHASE

Your first meeting with Paragon will include an extensive discussion about your design ideas and budget considerations. We’ll provide input based on our 30 years of experience of building homes. We will consult with you thoroughly regarding your needs for the project, review code requirements which impact your project, explain all of your options in detail, make recommendations that will give you the best value within your budget range, help you determine a budget and assist in financing, if needed.
Also, we will be advising you on choices that affect the entire house, including decisions about style, room sizes, flow and room relationships, guiding homeowners through the process of designing their home, using the budget as the guideline.

At this stage, we define all preliminary requirements in our planning to be sure we supply you with the right recommendations on sizes, heights, setbacks, fire department codes, design committee restrictions, planning regulations, etc.

As the rough floor plan is developed, we will discuss building materials and features that you desire to be included in your new home, including overall square footage, number of bedrooms and room sizes, window type, exterior and interior door locations, entryways, kitchen layout, counter tops, type of exterior design and treatment, handcrafted woodwork, finished interior touches, roof tiling, among many other things.

In order to accomplish as much as possible, please have these items available: (1) your lot information, including subdivision deed restrictions; (2) a survey of your lot or a plot of the subdivision; (3) the time frame for starting construction; and, (4) interior and exterior design ideas, or our completed Vision Planning Guide. Also, bring any photos or magazine clips that you have been collecting, since these may help us move quickly to determine a floor plan layout that will suit your lifestyle and budget considerations.

At the conclusion of this meeting, we will have obtained sufficient information to begin a custom floor plan layout.


DRAFTING THE DESIGN


Next, come a host of medium-sized decisions about interior elevations, exterior details and finishes, floor plan choices, cabinet configurations, structural section drawings and roof plans. We meet with you and our Architect to consult and plan, then provide you with floor plans, and elevations according to your requirements to make sure you understand and can visualize what you are building.

When you meet with us next, our Architect will have a set of preliminary floor plans ready for your review. These plans will reveal the suggested interior living environment, room sizes and configuration, window and door placement, kitchen layout, etc., as well as exterior amenities such as patios, decks, courtyards, walkways and other features you may have specified. We will then proceed with a more refined set of interior and exterior drawings that will further define the floor plan layout, exterior elevation treatment and other details.


REVIEW DETAILED DRAWINGS

As the home design takes shape, we may have to meet several times to refine the plans. Our team of interior designers, floor covering specialists, kitchen and bath designers will also be meeting with you to refine your selections. These meetings are crucial to complete the planning process with a minimum of delays. If a Home Owners Association (HOA) or developer approval is required, plans will be submitted to them at this time for comment and approval. By this time, you will have seen your home evolve from basic exploratory drawings to nearly completed plans. This includes cabinet type and arrangement, final kitchen layout, counter tops, storage areas, exterior treatment, floor coverings, interior and exterior finishing details, interior wall treatment, custom woodwork, appliances, plumbing and electrical fixtures, etc. To be sure the final detailed plans meet your needs and budget, we follow a step-by-step checklist that covers everything from construction materials to your choice of paint colors.
